Advice to all Sellers – Double-check your listing on the MLS for errors!

We were doing a market analysis for a rural property this morning and discovered a very sad fact for a previous owner of the property. The previous owner/seller was unable to sell their home because the listing agent failed at one critical detail in the listing. The home was on 5 acres; the agent listed the home as being on 1.25 acres. The home would have appeared as “overpriced” due to this data entry error. The end result for the owner: It was listed over 1 year on the MLS and never sold….it foreclosed!

We strongly encourage all sellers to get a copy of their actual listing on the MLS aka ARMLS and check all your property details. Your agent should provide you with a link to ARMLS to see the full listing and all the photos (great photos are required to sell your home). Additionally, your agent should also send you the PDF version of the private view that only agents can see.
