*Seller’s market due to low inventory. We currently have 2.65 months of inventory available for sale. A balanced market has 4-6 months of inventory.

*Average List Price: $172,568;  Average Sold Price: $170,481 (up 2% from last month);   average home size = 2,175 sq ft;  average price per sq. ft = $81.76

*For buyers and sellers to come to an agreement on a purchase price, sellers are giving up, on average, 99% of their list price. Note, this does not include any other seller concessions i.e. Seller contribution to the Buyer’s closing costs.

*Average Days on Market before an acceptable offer is received = 79 days.
